Start with facts you can confirm from your walkthrough, the agent, or the property record you are allowed to use. Include the spaces, finishes, improvements, outdoor features, and location facts that are approved for the listing. Mark anything uncertain as UNKNOWN.
Check your local listing service’s rules and length limits before drafting. Fair-housing language matters: describe the property, never the neighbors or an “ideal” buyer. Your agent or broker should review the final wording under the rules that apply to the listing.
